New ACT Rental Standards

In the Australian Capital Territory, a new minimum energy efficiency standard for rental homes requires landlords to ensure ceiling insulation meets a minimum R-value of R5. This means that rental properties with no ceiling insulation or insulation below R2 will need to be upgraded to R5, the level typically used in new builds. Properties with insulation already rated at R2 or above are considered compliant.

An Energy Efficiency Rating (EER) report usually includes the R-value of the property’s insulation. If you purchased your property after 1997 you will have received an EER report as part of the sale contract.
